The one fact that changes what you should do right now: the Real Estate Data Aggregator counted just 1.2 months of supply in ZIP 98359 for the three months ending August 31, 2026. That is a very thin shelf. Sellers still have leverage, even if not every home flies off the market.

Nationally, Realtor.com put the 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate on conforming loans hit 7.49% the week of October 7, 2026. Higher payments are real. But low supply means buyers in 98359 are still competing.

How fast are homes moving in 98359?

The Real Estate Data Aggregator found that 52.9% of homes in ZIP 98359 went under contract within two weeks of listing. That figure is nearly unchanged from a year before, down just 0.4 points. Not every home sold fast, but most did.

Median days on market crept up 3 days from a year before, to 6 days. That is a small, honest admission: things are a touch slower. But 6 days is still very quick.

What about prices in 98359?

The Real Estate Data Aggregator put the median sale price in ZIP 98359 at $805,000 for the three months ending August 31, 2026. That is down 22.6% from the same months of 2025. A price drop that size is worth noting. It likely reflects the mix of homes that sold, not a collapse in value.

The national picture, and what it means here

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally, also per Realtor.com. That is more choice for buyers across the country.

Here, the picture is different. The Real Estate Data Aggregator found only 5 homes for sale in 98359 and 5 in 98392 during that same period. New listings in 98359 fell 35% from a year before. Less inventory means less choice, and that keeps the market tighter than the national headlines suggest.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a modest national gain. Local prices in 98359 moved differently, which is a reminder that national numbers do not tell your street's story.

In short
  1. For the three months ending August 31, 2026, both 98359 and 98392 show thin supply, fast sales and prices close to list.
  2. Rates are high nationally, but competition here has not gone away.
  3. Pricing well still matters more than ever.

One more thing: a ZIP code is a wide net. One street can read very differently from the whole area. The numbers above are a starting point, not the final word on your home.
