The number that changes what sellers should plan for: CNBC reported the average 30-year fixed mortgage rate climbed to 7.49%. That is the highest rate in a while, and it slows some buyers. But the Real Estate Data Aggregator counted 152 pending sales in 98110 for the three months ending August 31, 2026. Buyers are still stepping in.

The wider picture

CNBC reported that mortgage purchase applications fell 2% for the week and were 15% lower than the same week one year ago. Rates at 7.49% slow some buyers nationally. Realtor.com reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. Bainbridge and Vashon are not seeing that same pressure, but it is the backdrop.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in 98110 rose 2% over the same stretch, the Real Estate Data Aggregator shows. Vashon's 98070 dipped 2.2%. Two islands, two different moves.

One street can read very differently from its whole ZIP code. A block with fewer recent sales, a view, or a lot size that stands out will have its own story. The ZIP code numbers are a starting point, not the final word on your home.
