The number that matters most right now: 1.2 months of supply in ZIP 98359 for the three months ending August 31, 2026. The Real Estate Data Aggregator counted only 5 homes for sale there. That is thin. Owners with well-prepared homes can still draw quick interest. Buyers have less room to wait.

Redfin reported the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. That is a real cost. Yet the Real Estate Data Aggregator still counted 17 pending sales in 98359 in the same period. Demand has not stopped.

How fast homes are moving

The Real Estate Data Aggregator measured a median of 6 days on market in 98359 for the three months ending August 31, 2026. That is 3 days longer than the same months of 2025, so not every home sold instantly. Still, 52.9% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator.

Prices and what sellers are getting

Fewer homes sold above list than a year ago. That 31.5-point drop is worth noting. Pricing right matters more now than it did in 2025.

The wider picture

Nationally, Redfin reported the typical homebuyer's monthly payment reached $2,777, the highest on record except the previous week. Realtor.com noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. This part of Kitsap Co has not seen that same wave of cuts, but pricing carefully still matters.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, 98359 saw prices fall year over year. Local and national trends do not always move together.

  2. Prices in 98359 are down from a year ago, but homes are still selling close to list.
  3. Rates are high nationally, per Redfin, yet demand here has held.

One street can read very differently from the whole ZIP code. A home on one road may sit longer or sell faster than these numbers suggest. These figures cover the full ZIP, not your block.
