Some parts of Jefferson Co Buy Box are much tighter than others

Real estate, Jefferson Co Buy Box

Your next move depends on which part of Jefferson Co Buy Box you are in. The Real Estate Data Aggregator counted 153 homes sold and 185 homes for sale across the area in the three months ending August 31, 2026. But those totals hide a wide split from one ZIP code to the next.

Supply: 1.2 months in one place, 7.4 in another

Months of supply tells you how long it would take to sell every home on the market at today's pace. Under three months usually favors sellers. Above six months usually favors buyers. The Real Estate Data Aggregator found both extremes here, at the same time.

Nordland sat at just 1.2 months of supply, according to the Real Estate Data Aggregator. Only 3 homes were for sale there. Eight sold. That is a seller's market by any measure.

Brinnon was the other end. The Real Estate Data Aggregator put it at 7.4 months of supply. Seventeen homes were for sale and only 7 sold. Buyers there have more room to negotiate.

Speed tells the same story

Days on market backs up the supply numbers. Port Hadlock was the fastest, at 8 days median, per the Real Estate Data Aggregator. Port Ludlow was the slowest at 64 days. That is a 56-day difference inside the same county.

The wider picture adds some pressure

Nationally, Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That raises the monthly cost for any buyer using a loan. It also slows decisions, which can add days to the market in areas that are already soft.

Realtor.com also reported that 20.8% of listings nationwide had price reductions in September 2026, the highest share since October 2022. That is a national number, not a Jefferson Co figure. But it tells you buyers across the country have more leverage than they did a year ago, and that matters for pricing here too.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month to month, prices rose 0.3% in August, seasonally adjusted. So nationally, prices are still moving up, just slowly.

What this means for you

A seller in Nordland is in a very different position than one in Brinnon. One has 1.2 months of supply. The other has 7.4. The right price, and the right timeline, look nothing alike between those two places.

Port Townsend saw 77 homes sold, the most of any area here, per the Real Estate Data Aggregator. Sales were up 28.3% from the same period in 2025. But the median price fell 20.9%. More activity does not always mean higher prices.

One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the whole story for your address.
