Sequim and Port Angeles are seeing more sales, even with slower price growth
The biggest thing to know: more homes are selling, but at lower prices. That means pricing your home correctly matters more than ever. These numbers cover the three months ending August 31, 2026.
Sequim: more buyers, but prices pulled back
The Real Estate Data Aggregator counted 173 homes sold in 98382 (Sequim) in the three months ending August 31, 2026. That is up 13.1% from the same period a year before. Sales are clearly moving. But the median sale price fell 10% to $537,500, also per the Real Estate Data Aggregator. More buyers showed up, yet prices still dipped. That tells you buyers have more choices and are using them.
The Real Estate Data Aggregator shows 225 new listings came to market in Sequim during those three months, up 7.1%. More supply and more sales together is a balanced shift. Sellers who price to today's market are still closing deals. The Real Estate Data Aggregator found that 98.6% of list price was the average sale, so well-priced homes are holding their value.
That 31.1% is down 3.7 points from a year ago, per the Real Estate Data Aggregator. Not every home sold fast. But pending sales in Sequim reached 206, up 10.2%, which shows real buyer demand is there.
Port Angeles: two ZIP codes, two different speeds
Port Angeles covers two ZIP codes, and they read differently. The Real Estate Data Aggregator counted 97 homes sold in 98362 in the three months ending August 31, 2026, up 18.3%. In 98363, 59 homes sold, up 1.7%. Both sides saw more sales than a year before.
| 98362 (Port Angeles) | 98363 (Port Angeles) | |
|---|---|---|
| Homes sold | 97 | 59 |
| Median sale price | $469,000 | $450,000 |
| Median days on market | 31 days | 14 days |
| Sale-to-list price | 98.1% | 98.2% |
| Months of supply | 2.9 months | 2.7 months |
| Homes for sale | 92 | 52 |
In 98362, the median sale price was $469,000, down 1.3% from a year before, per the Real Estate Data Aggregator. Days on market rose 16 days to 31. Homes are still selling, but buyers are taking a little more time. In 98363, the median was $450,000, down 7.2%. But that ZIP moved faster: 14 days on market, 5 days shorter than last year. Nearly half the homes there, 48%, went under contract within two weeks, up 10.3 points, per the Real Estate Data Aggregator.
Forks: small market, fast moves
Forks (98331) is a small market. The Real Estate Data Aggregator counted just 7 homes sold in the three months ending August 31, 2026. But 71.4% of them went under contract within two weeks. The median sale price was $501,000, and the median days on market was only 12. With 14 homes for sale and 6.1 months of supply, this is a thin market. Small numbers can swing the story quickly here.
Smaller communities: Beaver, Clallam Bay and Sekiu
The Real Estate Data Aggregator counted 2 homes sold in 98305 (Beaver) and 1 home for sale, with 1.5 months of supply. Half of Beaver's listings went under contract within two weeks. These are very thin markets. One sale can change every number. In 98326 (Clallam Bay), the Real Estate Data Aggregator shows 4 homes for sale and 5 new listings, but no sale count was recorded. In 98381 (Sekiu), 2 homes were listed and 2 are pending, but none went under contract within two weeks, per the Real Estate Data Aggregator. The story for 98324, 98343, 98350 and 98357 comes from websites alone, as the Real Estate Data Aggregator has no counts for those ZIP codes.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. That is slow, steady growth at the national level. Locally, Sequim and parts of Port Angeles saw prices dip even as sales rose. This county is not following the national trend on prices. Buyers here have more room than the national headline suggests.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That lines up with what the Real Estate Data Aggregator shows here: more homes, more choice, and sellers adjusting.
- Sales are up across Sequim and Port Angeles.
- Prices are softer, not collapsing.
- Homes that are priced to today's market are still closing, often near full list price.
- The market is moving, just at a steadier pace than a year ago.
One street can read very differently from the whole ZIP code. A home on one block may sell in two weeks while another sits for two months. The numbers above are a starting point, not a final answer for your home.
