Price cuts nationally line up with softer pricing in some higher priced parts of the market
Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. That is the number to hold onto. It tells you that sellers across the country are adjusting. Some parts of Kitsap County are doing the same.
These are the three months ending August 31, 2026. That is the period behind every local number below.
Where prices dipped in Kitsap County
Three ZIP codes showed median sale prices down from a year before. The Real Estate Data Aggregator counted the drops at 5.1%, 3.6%, and 2.5%. Those are not huge moves, but they are real.
ZIP 98370 had the steepest dip. The Real Estate Data Aggregator put the median sale price there at $674,522, down 5.1% from a year before. Homes for sale there fell 6.8%, so supply tightened a little even as prices slipped. Days on market came in at 14, which is 4 days shorter than last year. That is a mixed picture, not a collapse.
ZIP 98367 saw a 3.6% price dip, with the Real Estate Data Aggregator showing a median of $626,390. Inventory there rose 2.4%. Homes took 26 days to sell at the median, which is 11 days longer than last year. More choices, less urgency. For buyers, that can mean more room to think.
ZIP 98383 was down 2.5%, with the Real Estate Data Aggregator showing a median of $598,450. Inventory there rose 28%. That is a meaningful jump. Still, 54.7% of homes went under contract within two weeks of listing, up 12.7 points from last year. So supply grew, but demand held up.
Where prices held or rose
Not every part of Kitsap County softened. ZIP 98311 saw the median rise 5.9%, to $527,796, according to the Real Estate Data Aggregator. ZIP 98337 was up 10.8%, to $421,322. ZIP 98346 jumped 22.2%, to $846,413. Those are strong moves in the other direction.
ZIP 98110 had the highest median at $1,300,280, up 2% from a year before. The Real Estate Data Aggregator counted 136 homes sold there. Homes went to contract in a median of 10 days, 9 days faster than last year. That ZIP is moving quickly.
What the national picture adds
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Rates above 7% raise the monthly cost of buying. That can slow demand and give sellers reason to cut prices.
Realtor.com also counted active listings nationally at 1.16 million, up 5.5% year over year. More supply nationally tends to give buyers more options and less pressure to bid over asking.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted. So nationally, prices are still up, just growing more slowly.
What this means for owners and buyers
For owners, the lesson is simple. Pricing carefully matters more now. Some ZIP codes are still strong. Others are softer. The wrong price in a softer area sits longer and may still need a cut.
For buyers, the softer ZIP codes may offer a little more room. Days on market stretched in 98367 and 98366. Fewer homes sold above list in those areas. That is a calmer buying environment than a year ago.
ZIP 98366 is worth noting. The Real Estate Data Aggregator showed the median down 1.2%, to $494,412. Days on market hit 18, up 9 days from last year. The share of homes going under contract within two weeks dropped 13.6 points, to 42.6%. Buyers have more time there.
