Price cuts are rising nationally, but one part of Mason Co Buy Box is still holding firm
Nationally, price cuts are climbing. Realtor.com reported that 20.8% of listings saw a price cut in September, the highest share since October 2022. That is roughly 1 in 5 sellers trimming their ask. In parts of Mason Co Buy Box, the story is different.
As of October 11, 2026, here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026. The numbers split the market into clear groups. One ZIP code is holding firm. Others are softer. Your street may read differently from either one.
ZIP 98584: The part that is holding firm
The Real Estate Data Aggregator counted 116 homes sold in ZIP 98584 in the three months ending August 31, 2026. That is the busiest ZIP in Mason Co Buy Box by far.
The Real Estate Data Aggregator also found that 22.4% of homes in 98584 sold above list price. That share is up 7.9 points from a year before. Sellers here are not being forced to cut. Well-priced homes are still moving quickly.
Compare that with the national picture. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate reached 7.49% in early October. Higher rates slow buyers down in many markets. In 98584, the effect has been mild so far.
The rest of Mason Co Buy Box: a mixed picture
Not every ZIP is as steady. The Real Estate Data Aggregator counted real differences across the area. Some are soft. Some are surprisingly tight.
Where prices dipped
The Real Estate Data Aggregator found the steepest price drop in ZIP 98546. The median sale price there was $672,500, down 29.9% from a year before. That is a big move. It likely reflects a change in the mix of homes that sold, not a collapse in value. Still, it is worth noting.
ZIP 98524 also saw pressure. The Real Estate Data Aggregator counted only 20 homes sold there, down 41.2% from a year before. Homes for sale doubled, up 100%. Months of supply rose 4.1 months to reach 5.8 months. The sale to list ratio slipped to 97.8%, down 2.5 points.
ZIP 98548 had the highest months of supply in the market. The Real Estate Data Aggregator put it at 10 months, up 3.7 months from a year before. Only 6.7% of homes sold above list price, down 29.7 points. Sellers in 98548 are facing more competition.
ZIP 98528: steady volume, prices eased a little
ZIP 98528 had the second-highest sales count. The Real Estate Data Aggregator counted 37 homes sold, up 37% from a year before. The median price was $515,000, down just 1.9%. The sale to list ratio held at 99.1%, unchanged from a year before. More homes are selling, even if prices eased a little.
Days on market in 98528 did rise. The Real Estate Data Aggregator put it at 34 days, 15 days longer than a year before. Buyers have a bit more time. That is not a bad thing if you are shopping.
Smaller ZIPs: low volume, handle with care
ZIPs 98560, 98555 and 98588 each had very few sales. The Real Estate Data Aggregator counted 1 sale in 98560, 4 in 98555 and 6 in 98588. With numbers that small, one sale can swing the averages a lot. The figures below are real, but treat them as a starting point, not a firm trend.
The whole market in one number
Across all ten ZIPs together, the Real Estate Data Aggregator counted 262 homes sold and 366 homes for sale in the three months ending August 31, 2026. There were 373 new listings and 296 pending sales. The pipeline is active. Not every home sold fast, but the market is moving.
What this means for you
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. More supply and higher rates put pressure on sellers in many places. In Mason Co Buy Box, that pressure is real in some ZIPs and barely felt in others.
If you own in 98584, the data from the Real Estate Data Aggregator suggests you have pricing room. If you own in 98548 or 98524, more supply and slower sales mean pricing carefully matters more right now.
