Part of Kitsap Co Buy Box stayed tight even as national price cuts grew
The number that changes what you should do: more than half of homes in Olalla went pending within two weeks. That is the pace as of the three months ending August 31, 2026.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Olalla and Suquamish did not follow that pattern. The Real Estate Data Aggregator counted 1.2 months of supply in ZIP 98359 for the same period. That is a very thin cushion of homes.
What the numbers show for Olalla (ZIP 98359)
The Real Estate Data Aggregator recorded a median sale price of $805,000 in ZIP 98359 for the three months ending August 31, 2026. That is down 22.6% from the same months of 2025. Prices did ease. But homes still sold in a median of 6 days. Sellers got 99.8% of list price on average.
The Real Estate Data Aggregator also counted only 5 homes for sale in 98359 during that period. That is down 50% from a year before. Fewer choices for buyers tends to keep things moving.
The share of homes that sold above list price fell 31.5 points year over year, per the Real Estate Data Aggregator. It landed at 23.1%. Not every home drew a bidding war. But nearly 1 in 4 still did.

The Real Estate Data Aggregator counted 33.3% of homes in 98392 selling above list price. Months of supply sat at 2.6, a bit more breathing room than Olalla. But 5 days on market is still very quick.

The national picture behind these local numbers
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That has slowed buyers in many markets. Nationally, Realtor.com counted 1.16 million active listings in September 2026. Price cuts reached 20.8% of those listings, the highest share since October 2022.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. Month over month, they rose 0.3% in August, seasonally adjusted. So prices nationally are still moving up, just slowly.
For sellers in Olalla and Suquamish, that contrast matters. Nationally, sellers are cutting prices to compete. Here, well-prepared homes are still drawing quick interest, based on the Real Estate Data Aggregator's counts.
For buyers, rates above 7% add real cost. But sitting on the sidelines in a market with 1.2 months of supply carries its own risk. Homes here are not waiting long.
- The three months ending August 31, 2026 showed two Kitsap ZIP codes moving fast.
- Olalla had 1.2 months of supply and a 6-day median.
- Suquamish had 5 days and 55.6% of homes going pending in two weeks.
- Prices in Olalla did ease 22.6% year over year.
- But demand held.
- The national trend of rising price cuts did not show up the same way here.
One street can read differently from the whole ZIP code. A home on one block may sit longer than the median, or sell faster. The numbers above are the broad picture.
