The one fact that changes what you should do: in ZIP 98382, the Real Estate Data Aggregator counted 225 new listings and 206 pending sales in the three months ending August 31, 2026. More supply arrived, and more buyers showed up to meet it. That is not a slow market, but it is not a runaway one either.

Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. That backdrop matters. More sellers everywhere means buyers have options, and sellers face more competition.

ZIP 98382: The biggest piece of this market

The Real Estate Data Aggregator counted 173 homes sold in ZIP 98382 in the three months ending August 31, 2026. That is up 13.1% from the same months in 2025. Demand is real.

The median sale price dipped, though. The Real Estate Data Aggregator put it at $537,500, down 10% from a year before. More homes selling at lower prices is a honest admission sellers should hear.

What the national picture adds

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That raises the cost of buying and slows some buyers down.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. More sellers are adjusting. That matches what we see locally: prices dipped in several ZIPs while sales volumes rose.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in this market moved differently. Some ZIPs fell 10%. National trends give context, but they do not tell your street's story.
