The one fact that changes what you should do right now: more homes are sitting on the market. That means buyers have a little more choice. It also means sellers need sharp pricing to stay in the fast lane.

These numbers cover the three months ending August 31, 2026. Facts are as of October 18, 2026.

Inventory is rising, but the market is not soft

Nationally, Realtor.com counted 1.16 million active listings in September 2026. That is the most homes on the market in years. Locally, the Real Estate Data Aggregator shows a similar trend in two ZIP codes.

In 98466, homes for sale rose 28.6% from a year ago, the Real Estate Data Aggregator found. In 98332, inventory climbed 17.4% over the same stretch. More supply does not mean prices are falling, though. The median sale price in 98466 rose 10.1% to $699,000. In 98332 it rose 8.8% to $1,022,441.

Nearly half of homes are still moving in two weeks

Even with more supply, speed is real. The Real Estate Data Aggregator found that 48.3% of homes in 98335 went under contract within two weeks. In 98467, 48.2% did the same. In 98466, the share was 44.2%. That is close to half of all listings, gone before the second weekend.

98329 is the one ZIP where the pace slowed more noticeably. The Real Estate Data Aggregator put the median days on market there at 31 days, up 19 days from a year ago. Homes sold fell 35.7%. Not every part of the market reads the same.

What the national picture adds

Rates are a real factor right now. Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Redfin also found that the typical homebuyer's monthly payment reached $2,777, the highest on record except for the week before. Those numbers affect how many buyers can act.

Realtor.com noted that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Locally, sellers in 98466 averaged exactly 100% of list price, the Real Estate Data Aggregator showed. Sharp pricing still works here.

So what does this mean for you?

If you are buying: you have more listings to look at than a year ago in 98466 and 98332. But do not wait on a well-priced home. Nearly half are gone in two weeks.

If you are selling: pricing and preparation still matter a lot. Homes in 98466 averaged 100% of list price, the Real Estate Data Aggregator found. Homes that sat in 98329 took a median of 31 days. The difference is real.

In short
  1. Inventory is up in some ZIP codes, and that gives buyers a little more room.
  2. But 44.2% to 48.3% of homes across the market still went under contract within two weeks, the Real Estate Data Aggregator found.
  3. Sellers who price well are still winning.
  4. One street can read very differently from the whole ZIP code.
