More homes are on the market in part of GH & UP Buy Box, but many still sell fast
The one number that changes what you should do: inventory is up. The Real Estate Data Aggregator counted homes for sale in 98466 up 28.6% from a year ago. That means more competition for sellers right now.
But demand has not gone away. The Real Estate Data Aggregator shows 95 pending sales in 98466 for the three months ending August 31, 2026. That is up 2.2% from the same months of 2025. Buyers are still moving.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. That is the same shift showing up here at home.
Rates are adding pressure too. CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. That slows some buyers, but the local pending numbers say others are pushing through.
