Real estate, Mason Co Buy Box

Here is the one thing that changes what you should do right now. Realtor.com reported that active listings grew 5.5% year over year nationwide, topping 1.16 million homes for sale. Mason Co Buy Box is moving the same way. The Real Estate Data Aggregator counted 373 new listings and 366 homes for sale across the market for the three months ending August 31, 2026. More supply means buyers can be choosier. Sellers still have demand, but pricing and prep matter more than they did a year ago.

Rates are adding pressure for buyers everywhere. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. That makes monthly costs real. The Federal Housing Finance Agency put U.S. home prices up 2.4% from August 2025 to August 2026. Prices are still rising nationally, just more slowly. In Mason Co Buy Box, the picture depends a lot on which ZIP code you are in.

How each ZIP code stacked up

Shelton (98584) is the biggest piece of this market. The Real Estate Data Aggregator counted 116 homes sold there for the three months ending August 31, 2026. The median sale price was $440,000, up 6.8% from the same months of 2025. Homes sat on the market a median of just 19 days, one day shorter than a year before. That is the steadiest story in the county.

Belfair (98528) had a strong sales jump. The Real Estate Data Aggregator counted 37 homes sold, up 37% from the same months of 2025. The median sale price was $515,000, down just 1.9%. Homes took a median of 34 days, which is 15 days longer than last year. More inventory and a little more time on market, but buyers are still showing up.

Allyn (98524) is the ZIP to watch carefully. The Real Estate Data Aggregator counted 20 homes sold, down 41.2% from last year. Homes for sale doubled, up 100% year over year, to 38. Months of supply jumped 4.1 months to 5.8 months. The median sale price dipped to $507,000, down 8.5%. That is a lot of change in one quarter. Sellers there need to price with care.

Hoodsport (98548) had a similar pattern. The Real Estate Data Aggregator counted 15 homes sold, down 31.8%. Months of supply rose to 10 months, up 3.7 months from last year. The median sale price was $487,500, up 7%. Prices held, but fewer homes traded hands. That gap between price and volume is worth watching.

The ZIP codes with smaller counts

Elma (98541), Grapeview (98546), Union (98592), Tahuya (98588), Lilliwaup (98555) and Matlock (98560) each had fewer than 30 homes sold. The Real Estate Data Aggregator numbers for small ZIP codes can swing a lot from one quarter to the next. One or two sales change the median by a wide margin. Read those figures as a direction, not a firm line.

What the national picture adds

Realtor.com reported that 20.8% of listings nationwide took a price cut in September, the highest share since October 2022. That is a signal that overpriced homes are sitting. The Federal Housing Finance Agency put the monthly gain in U.S. home prices at 0.3% in August, seasonally adjusted. Prices are not falling, but the pace of growth has slowed. In a market with more supply, the homes that sell fast are the ones priced right from day one.

What this means for you

If you are a buyer, you have more to choose from than you did a year ago. That is real. Rates above 7% are a cost you have to plan for. Realtor.com put that figure plainly: rates crossed 7% for the first time since January 2025. Shop the ZIP codes where supply is tighter if you want less competition.

If you are a seller, demand is still there. The Real Estate Data Aggregator counted 296 pending sales across Mason Co Buy Box for the three months ending August 31, 2026. Buyers are active. But Realtor.com's 20.8% price-cut rate nationwide tells you what happens when a home is listed too high. Price it right the first time, and prep it well.

In short
  1. The Real Estate Data Aggregator counted 373 new listings and 366 homes for sale in Mason Co Buy Box for the three months ending August 31, 2026. Supply is up.
  2. Shelton and Belfair are the steadiest markets.
  3. Allyn and Hoodsport have more inventory and need sharper pricing.
  4. Nationwide, Realtor.com says price cuts are at a four-year high.
  5. The homes selling fast are the ones priced right from the start.

One last thing. The numbers above cover whole ZIP codes. One street can read very differently from the ZIP code around it. A cul-de-sac, a waterfront stretch or a newer subdivision can have its own pace and price. The only way to know where your home sits is to look at what actually sold near you.
