Higher mortgage rates are splitting Jefferson Co Buy Box into fast and slow pockets
Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That pressure is landing differently across Jefferson Co Buy Box. One ZIP code had a median 8 days on market. Another took 64. Your price, your terms and your timeline all depend on which side of that split you are on.
The split, in plain numbers
These are the three months ending August 31, 2026. The Real Estate Data Aggregator counted 153 homes sold across the seven ZIPs that make up Jefferson Co Buy Box. That sounds like one market. It is not.
| 98339 (fastest) | 98365 (slowest) | |
|---|---|---|
| Median days on market | 8 days | 64 days |
| Under contract within two weeks | 66.7% | 26.8% |
| Sale-to-list price | 100.2% | 97.7% |
| Months of supply | 4.6 months | 5 months |
| Median sale price | $602,500 | $654,500 |
The Real Estate Data Aggregator counted 8 homes sold in ZIP 98339 in the three months ending August 31, 2026. The median was 8 days on market, and 66.7% went under contract within two weeks. Sellers there got an average of 100.2% of their list price. That is a different conversation than the one happening in 98365.
In 98365, the Real Estate Data Aggregator counted 43 homes sold in the same period. The median was 64 days on market, 45 days longer than the same period a year before. Only 26.8% went under contract within two weeks, down 17.6 points from a year ago. Sellers averaged 97.7% of list price.
What the rate picture means for both of those places
Realtor.com also reported that 20.8% of listings nationally had price reductions in September 2026. That is the highest share since October 2022. When rates are high and buyers have choices, overpriced homes sit. The slow ZIPs feel that first.
A data provider called the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, they rose 0.3% in July, seasonally adjusted. Prices nationally are still moving up, just slowly. Jefferson Co Buy Box is sorting itself the same way: some pockets hold, others soften.
The bigger picture across all seven ZIPs
ZIP 98325 showed 100% of its homes going under contract within two weeks. But the Real Estate Data Aggregator counted only 3 homes sold there in the three months ending August 31, 2026. A number that large from a sample that small is a signal, not a trend. Read it carefully.
Port Townsend area (98368): the middle ground
ZIP 98368 is the largest ZIP in this market. The Real Estate Data Aggregator counted 77 homes sold in the three months ending August 31, 2026, up 28.3% from the same period a year before. Pending sales rose 25.7% too, to 93. Those are healthy signs.
The median sale price in 98368 was $570,000, down 20.9% from a year before. That is a real drop. Not every home sold fast either. Median days on market was 26, which is 16 days longer than a year ago. The share selling above list fell 6.1 points to 15.6%. Buyers have a little more room to breathe here than they did.
Wait: the implied year-ago figures above are not in the Real Estate Data Aggregator. Only the changes are. The Real Estate Data Aggregator says days on market rose 16 days, above-list share fell 6.1 points, and months of supply fell 1.2 months. Use those changes, not the implied starting points. The direction is what matters.
Rates are not done moving
CNBC reported on October 14, 2026 that Fannie Mae forecasts a 30-year fixed mortgage rate of 7.5% for all of 2027. CNBC also reported that pending home sales nationally were down 8.5% year over year in September. Buyers who are waiting for rates to fall may be waiting a long time.
A data provider tracked by CNBC put the typical homebuyer's monthly payment at $2,777, near the highest level on record. That math shapes how much a buyer can offer. In a slow ZIP, sellers who ignore that will sit. In a fast ZIP, the right price still moves quickly.
What this means for you
If you are selling in a fast pocket, a tight list price still works. If you are in a slower one, padding the price for negotiation room tends to backfire right now. The Real Estate Data Aggregator data backs that up: 98365 sellers averaged 97.7% of list price after a median 64 days. That is time and money left on the table.
If you are buying, the slow ZIPs give you more time and a little more leverage. The fast ones do not. Knowing which ZIP you are shopping in before you write an offer changes your whole strategy.
- Jefferson Co Buy Box is not one market right now.
- The Real Estate Data Aggregator counted a median 8 days on market in one ZIP and 64 in another, for the same three months ending August 31, 2026. Realtor.com put rates above 7% in September 2026. Your plan should match your ZIP, not the county average.
