Bainbridge stayed quick even with more homes to choose from

The one fact that changes what you should do: more homes came to market, but speed barely moved. The Real Estate Data Aggregator counted 170 new listings in ZIP 98110 for the three months ending August 31, 2026. That is up 25.9% from the same months of 2025. Yet the median days on market was still 10 days. More choice for buyers, yes. But sellers who price well are not waiting long.

That 10-day figure is 9 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. That is a big shift. Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Bainbridge is not following that slower national pattern.

Not every home sold above list. The Real Estate Data Aggregator put the average sale-to-list ratio at 99.4% in 98110. That means most homes sold just under their asking price. Still, 41.9% of homes sold above list, up 1.6 points from a year before. Pricing and prep still matter here.

What the wider market is doing

Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is slowing buyers in many parts of the country. Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. These islands are not seeing that same pressure, at least not yet.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Bainbridge's 2% price gain in that same window tracks close to that national pace. Vashon's small dip of 2.2% stands apart from it.

In short
  1. Bainbridge Island added more listings but kept selling fast.
  2. Vashon had fewer new listings and still moved homes in 11 days.
  3. Both islands sit well under three months of supply, which is lean.
  4. Not every home sold above list, so price and prep still decide outcomes.
  5. One street can read very differently from the whole ZIP code.
