The one fact that changes what a homeowner should know: more listings did not slow demand. The Real Estate Data Aggregator counted 170 new listings in ZIP 98110 for the three months ending August 31, 2026, up 25.9% from the same months of 2025. Yet the median days on market fell to 10 days, nine days shorter than a year before. More choice came to market, and buyers still moved quickly.

The wider picture: rates and national supply

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers across the country. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, the Real Estate Data Aggregator shows Bainbridge held up well against that backdrop.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is not what the Real Estate Data Aggregator found in ZIP 98110, where the sale-to-list ratio actually rose. Local conditions here did not follow the national pattern.

In short
  1. For the three months ending August 31, 2026, the Real Estate Data Aggregator shows Bainbridge Island added more listings and still sold homes in a median of 10 days.
  2. More than half went under contract within two weeks.
  3. Vashon saw fewer listings and a small price dip, but sellers there still averaged just above list price.
  4. More supply nationally did not erase local demand here.

One street can read very differently from the whole ZIP code. A home on the water, or set back in the trees, can sit in its own little market. These numbers are a starting point, not the whole story for your address.
