Bainbridge stayed competitive even as more listings came on
The number that changes what sellers should plan for: CNBC reported the average 30-year fixed mortgage rate climbed to 7.49%. That is the highest rate in a while, and it slows some buyers. But the Real Estate Data Aggregator counted 152 pending sales in 98110 for the three months ending August 31, 2026. Buyers are still stepping in.
These numbers cover the three months ending August 31, 2026. Read them that way, not as today's snapshot.
98110: More listings, and buyers still showed up
The Real Estate Data Aggregator counted 170 new listings in 98110. That is up 25.9% from the same months in 2025. More competition for sellers, yes. But pending sales rose too, up 10.1% to 152. Demand held.
The Real Estate Data Aggregator shows homes in 98110 sold in a median of 10 days. That is 9 days shorter than the same period in 2025. More listings came on, but they moved faster, not slower.
Nearly 42% of homes in 98110 sold above list price, the Real Estate Data Aggregator shows. That is up 1.6 points from a year before. And 52% of homes went under contract within two weeks of listing, up 15.8 points. Buyers are not sitting on the sidelines.

The Real Estate Data Aggregator shows homes in 98070 sold in a median of 11 days. That is 5 days faster than a year before. Supply shrank, and what came on moved quickly.
In 98070, 52.3% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator says. That is down 4.8 points from 2025, a small step back. But more than half of homes still found a buyer fast. The sale-to-list ratio reached 100.1%, up 1.5 points from a year before.
The wider picture
CNBC reported that mortgage purchase applications fell 2% for the week and were 15% lower than the same week one year ago. Rates at 7.49% slow some buyers nationally. Realtor.com reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. Bainbridge and Vashon are not seeing that same pressure, but it is the backdrop.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in 98110 rose 2% over the same stretch, the Real Estate Data Aggregator shows. Vashon's 98070 dipped 2.2%. Two islands, two different moves.

One street can read very differently from its whole ZIP code. A block with fewer recent sales, a view, or a lot size that stands out will have its own story. The ZIP code numbers are a starting point, not the final word on your home.
