More competition arrived on Bainbridge Island this summer. The Real Estate Data Aggregator counted 170 new listings in ZIP 98110 for the three months ending August 31, 2026. That is up 25.9% from the same months of 2025. More homes to choose from usually slows things down. It did not here.

The Real Estate Data Aggregator put the median days on market in 98110 at just 10 days. That is 9 days shorter than the same period in 2025. Buyers were not waiting around, even with more choices in front of them.

Rates made this harder for buyers. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind. Yet the Real Estate Data Aggregator still counted 136 homes sold in 98110 over those three months, up 1.5% from 2025.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Bainbridge sellers mostly did not need to. That is a meaningful local difference.

Vashon Island (98070): the three months ending August 31, 2026

Vashon told a quieter story. The Real Estate Data Aggregator counted 52 new listings in ZIP 98070, down 13.3% from 2025. Fewer sellers came to market. Homes for sale dropped to 38, down 17.4% from a year before.

The median sale price on Vashon dipped a little. The Real Estate Data Aggregator put it at $895,000, down 2.2% from 2025. Small dips happen, and sales still rose 5.1%. The market did not stall. Median days on market came in at 11, five days shorter than the year before.

One bright spot: the Real Estate Data Aggregator found that 24.4% of Vashon homes sold above list price, up 14.1 points from 2025. The sale-to-list ratio hit 100.1%, up 1.5 points. That means the average Vashon seller got every dollar they asked for, and then some.

Real Estate Data Aggregator. Both ZIP codes cover the three months ending August 31, 2026.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Bainbridge's 2% gain tracks close to that national pace. Vashon's small dip is worth watching, but one quarter does not make a trend.

In short
  1. Bainbridge Island saw 25.9% more new listings than last year, yet the median home still sold in 10 days.
  2. Vashon had fewer listings and a small price dip, but sellers still averaged 100.1% of their asking price.
  3. Both islands are moving in under two weeks at the median.
  4. These numbers cover the three months ending August 31, 2026.

One note of caution. A street near the water can read very differently from the ZIP code as a whole. The numbers above cover every sale across the full ZIP. Your block may be faster or slower, higher or lower.
